New Zealand's conveyancing process is one of the most transparent in the world. There are no hidden steps, no opaque approvals, and no foreign-buyer surcharges of the kind that apply in Vancouver or Sydney. For a Singapore citizen, the process is the same as it is for a New Zealander. Here is how it unfolds.
1. Legal representation
You engage a New Zealand property lawyer. We introduce clients to firms with established experience advising offshore buyers — but the choice, and the relationship, is yours. Your lawyer is the single most important professional in the process.
2. IRD number
You obtain an IRD number — New Zealand's tax identification number — which is required to settle on the property. The application is straightforward, handled online or via your lawyer, and typically takes two to three weeks from submission. Start this early; it is the one step with a fixed timeline.
3. Offer and contract
Your lawyer reviews the sale and purchase agreement before you sign. For off-plan purchases, this is where deposit protections, completion timelines, and letting terms are checked line by line. We work alongside your lawyer through this stage.
4. Due diligence
Title search, building reports, and any other conditions are completed during the agreement period. Your lawyer handles each of these. New Zealand's Torrens title system means ownership is registered, guaranteed by the state, and searchable — title risk of the kind common in other jurisdictions essentially does not exist.
5. Settlement
Settlement typically occurs four to eight weeks after the offer is accepted, depending on the project. Funds are transferred, title passes, and the property is yours.
